SFI limited area calculator

Some SFI actions can only go on a quarter of your farm, and the limit counts what you already hold in other agreements as well as what you are applying for. Work out your allowance, what is left, and whether your plan fits.

The figures are added up on this page, by this page. Nothing is sent to Tilth or to anyone else, nothing is kept, and nothing is written to your phone or computer. Close the tab and it is gone. There is no account to make, no email address to give, and nothing to sign up to.

Being exact about the one thing that does go to our server: when the page opens it asks whether you are signed in, so it knows which heading to draw at the top, and if you are, the app's own header then loads your farm list as it does on every page. All of that happens before you have typed anything, and none of it carries a figure from this page. The calculator itself asks our server nothing, ever.

1. Your agricultural area

The three land covers the rule counts. Take them from Rural Payments: Business overview, View land, Summary. Land registered under any other cover does not enlarge the area the 25 per cent is taken from.

2. Limited area actions you already hold

Everything you already hold in SFI 2023, SFI 2024 and CSHT agreements from 2025 counts against the same limit, and so does a CSHT application you have sent but not yet had agreed. Leave this empty if you hold none. The end date is optional and only changes the answer where an agreement finishes before the new one starts.

What this is, and what it is not

This is Tilth's arithmetic on the published rules. It is not official guidance, it is not a decision, and it is not endorsed by Defra or the Rural Payments Agency. Your agreement documents and the Rural Payments Agency are the authority on what you hold and what you may apply for. Check them before you act on anything here.

The rule is set out in sections 4.5.1 and 4.5.2 of the SFI26 scheme rules and guidance: 4.5.1 states the 25 per cent, how the agricultural area is worked out and which agreements count, and table 2 in 4.5.2 lists the actions the limit applies to. GOV.UK also publish their own limited area actions calculator as a PDF, and this page should agree with it figure for figure. If it does not, GOV.UK are right and we would like to know.

Which actions are limited is not written into Tilth. The list above is read every morning from each action's own GOV.UK page, so an action Defra add or drop appears or drops off here without anybody editing anything. Section 4.5 says the 25 per cent rule is kept under review, which is exactly why. Two things are typed out rather than read, because GOV.UK publish no page left to read them off: the SFI 2023 names for six actions, which come from the note column of table 2, and AHW1, whose page came down when it left the offer on 06/05/2026 and which the scheme rules still list for SFI 2024 holders.
